In the first half of 2019 commercial real estate buyers invested a high amount of around 1,770 million euro in the Czech properties. The key office transaction of 2019 H1 was the sale of five office buildings in the Waltrovka complex situated in Prague 5.

In the past two years the trend for investment activity in the Czech Republic was downwards with roughly €2.52 billion transacted in 2018.

The Czech investment market saw transaction volume of ca €221 million in the third quarter of 2018 driven mainly by buoyant activity in the office and retail segments. 

In the second quarter of 2018 Czech investment market was busier compared to the first quarter with volume of sales €638 million.

Volume of sales in 2018 Q1 reached ca. € 397 million. Commercial real estate investment recorded in Q1 represented 12 % of the total transaction volume noted in 2017.

The investment volume registered in the last quarter of 2017 experienced q-o-q increase of 58 % reaching around €710 million. Retail market was the most active sector in 2017 followed by office and industrial segments.

In the third quarter total investment decreased in q-o-q as well as in y-o-y comparison. The Czech Republic enjoyed transaction volume of around € 450 million in 2017 Q3.

Czech commercial property investment in 2017 Q2 was down over 2017 Q1 amounting roughly €690 million, representing 51% drop when compared to the previous quarter.

After a record year 2016 when commercial property investment reached ca. €3.7 billion, Czech investment continued to experience very good results with ca. €1.4 billion transacted just during the first quarter of 2017.

Strong increase in investment activity in 2016 pushed total investment over €3 billion. Czech investment volume during 2016 amounted to ca. €3.7 billion.

Czech commercial property investment in 2016 Q3 was down very slightly over 2016 Q2 standing roughly at €500 million.

Total volume of commercial real estate investment registered 12% increase when compared to the previous quarter reaching €506 million.

Investment in commercial properties in the period January to March 2016 was up on 2015 Q4 amounting to around €450 million.

In line with the forecast, the trend in investment activity during 2015 remained upwards with the outstanding volume of commercial investment transactions of €2.67 billion.

Overall investment volume increased between the years 2012 and 2015, the highest activity was recorded this year. The property transactions completed just in 2015/Q3 stood at approximately €1.1 billion.

After a promising first quarter commercial property investment in Q2 achieved lower performance amounting to €335 million. In the first half of the year 2015 investment transactions totalled €1.25 billion representing 63 % of the entire investment volume in 2014.

In 2015/Q1 the investment buyers in the Czech Republic invested a very high amount of around €920 million. Retail investors without doubt contributed the largest transacted amount to the total 2015/Q1 investment volume.

In the past three years the trend for investment activity has been upwards with almost €2 billion transacted just during 2014.

The Czech Republic enjoyed transaction volume of ca. €831 million in the third quarter driven mainly by buoyant activity on the industrial real estate market. Y-o-y growth reached 51 %.

The Czech investment market stayed busy throughout the first half of 2014 with approximately €407 million transacted just in the second quarter. Total 2014/H1 investment was significantly higher compared to 2013/H1 exceeding the 2013/H1 figure by nearly 93 %; totalling around €677 million.
